Sandpit Lane, St Albans

September 2015 - Although we do not do much domestic work here at CMYK (so that we can concentrate our resources on larger projects), we do take on some commissions for private clients when the timing is right. We believe that these projects can really help our staff understand areas such as Planning law, building design and construction knowledge and assist their continued development. In such cases the project will be managed by a specific member of the team (under the guidance of one of the Company Directors) who will deal with all aspects of the project from client liaison through to producing the drawings and managing the Application through the Planning process.

We are pleased to announce the Approval of a Full Planning Application for a significant extension and remodelling of a Private dwelling in St. Albans on behalf of a Private client. The project was managed by Harry Thomson who worked hard with both the client and Local Authority to come up with a solution that met the client’s brief whilst proving acceptable to the Council.

Sherford Town Planning

July 2015 - We are pleased to announce the Reserved Matters Approval of just under 600 dwellings and infrastructure on the first Phase of the Sherford New Town Development in Plymouth on behalf of the Consortium of Taylor Wimpey, Linden Homes and Bovis.

CMYK acted as the over-arching Town Planners on behalf of the whole Consortium ensuring that Reserved Matters Approvals were gained at the first attempt for all three Consortium members. As the first phase of the developmentfalls across the boundaries of two different Local Authorities, we ensured that all procedural matters were adhered to and worked closely with the Local Authority teams. We liaised directly with nearly all statutory consultees including Housing, Highways, Ecology, Urban Design, Landscaping and were in close contact with Planning Officers throughout. A team of expert Consultants were also retained by the Consortium and we managed their input through the Planning process. Our thanks go to them for all their efforts.

Our Town Planning Director lead this project from start to finish and is now overseeing the Discharge of Conditions applications that will ensure that work on site can commence quickly. We are also providing on-going Town Planning services for the Consortium in respect of the future phases.

Sherford New Town

July 2015 - CMYK are delighted to announce that Reserved Matters Approval has been granted for 198 dwellings on the first phase of the Sherford New Town Development in Plymouth on behalf of Taylor Wimpey – Exeter.

This approval forms part of the first phase of the overall development that will consist of approximately 5500 homes, together with new schools, sports centres, Public Open Space, shops, offices and other community facilities.  All house types are of a bespoke design, created specifically for this development and reflect the character of the Local vernacular. We worked closely with our client, the Local Authority and the Princes Foundation to create unique designs that will establish a real sense of place.  A series of documents and Codes have been compiled during the Master Planning stage and these set out many of the elements that the detailed schemes should include. We studied these documents in detail, ensuring compliance of all applicable sections and also produced an extensive ‘Code Response Document’ demonstrating how our scheme was suitable.

As the overall project is a Consortium project with other developers, we took a proactive role in co-ordinating matters between all parties and also worked closely with the Local Authority to ensure a Planning Approval at the first attempt.

CMYK are now preparing Master Plans for the remainder of Phase 1 on behalf of the Consortium and look forward to seeing the development commence in the new year.

Badshot Lea, Surrey

August 2015 - Outline Planning Permission gained on behalf of Devine Homes for up to 71 dwellings in Badshott Lea. Although the site is outside of the Settlement Boundary and beyond the Green belt, the Council could not identify a deliverable supply of housing sites to meet the demand within the next five years and agreed that the benefits of providing housing in this location outweighed this drawbacks. Due to the location of the land, there are no Policies regarding Affordable Homes. However, the applicant has agreed that 40% (28 No.) dwellings will be Affordable providing a considerable benefit to the proposals.

Other benefits will include the potential creation of Public Open Space and Play areas, together with the potential to improve links to the existing recreation ground. Off site Contributions will also be made vis a Section 106 Agreement.

CMYK provided both Architectural and Town planning Services for this project and hope to be involved in the submission of a Reserved Matters Application in the near future.

Pease Pottage, West Sussex

August 2015 - Reserved Matters Approval gained for 95 dwellings on a former Golf Driving range in Pease Pottage on behalf of Riverdale Homes.  CMYK provided both Architectural and Town Planning services on this project ensuring Committee Approval within the statutory period.  We worked closely with the Local Authority to ensure a quality scheme was created against the back drop of mature trees and landscaping. A large Open Space has been provided at the front of the site which will feature traditional Sussex vernacular homes.

CMYK were retained to provide Architectural and Town planning services for the Application, acting as the Lead Consultant and managing the process from start to finish on behalf of the client.

We are also pleased to be retained by Riverdale for the production of the Working Drawings by our Technical Department with a start on site anticipated in the Autumn.

The Drive, Rickmansworth

Now close to completion are three bespoke family homes ranging from 5 to 7 bedrooms in Rickmansworth for Bellcross Homes.  CMYK have been appointed to provide working drawings and NHBC approval on this challenging development on a constrained site with levels issues.

Spencers Park - Hemel Hempstead

June 2015 - Reserved Matters Approval gained for 357 dwellings for Barratt Homes and David Wilson Homes.  The site forms the first phase of a Homes and Communities Agency priority housing delivery scheme.
